Portfolio Due Diligence and Modeling
Phoenix Asset Management leverages its years of experience and access to proprietary industry data to assist its clients in the valuation, modeling, and acquisition of portfolios of REO and non-performing loans.
Asset Level Due DiligenceWe utilize our national network of over 6,000 REO agents to prepared interior or exterior BPO’s. By utilizing our REO agents, we create property-level accountability that is not found through third-party valuation vendors.
Our staff carefully reviews each BPO to ensure the salient data is complete, reasonably correct and true, and that pertinent BPO data fields are complete. Additionally, we conduct property level research sufficient to allow the client to reasonably determine the property’s economic position within the marketplace.
Portfolio ModelingWe assist the client in the portfolio modeling and pricing process, including but not limited to:
- Identifying asset level cost assumptions
- Estimating property holding periods
- Identifying market characteristics and trends
- Reviewing and validating the client’s final pricing assumptions
Acquisition Transaction SupportAt the request of the client, we will coordinate the timely order and receipt of title reports on individual properties through our preferred title providers, unless the client specifies the use of its preferred title vendor. We will make best efforts to negotiate the most favorable pricing for title products, and the client shall have the right to review pricing prior to placing the order. Costs directly related to the title reports will be passed-through to the client, with no mark-up charged.
Upon request, PAM will provide assistance to the client’s legal team to facilitate the closing of the bulk purchase.
